Project Story

Smitha's project in Hoskote was a G+2 residential build on a 30 X 30 site — a square plot that offers design flexibility, but also requires deliberate planning to avoid dead space at the centre of each floor. The brief was a practical, comfortable family home across three levels, and the design work focused on natural ventilation, cross-circulation, and room layouts that would work well over the long term.

The 1,620 sq.ft build across G+2 was executed on a milestone schedule, with structure, masonry, and finishing trades managed in sequence. Hoskote's site conditions were assessed early — foundation requirements and soil characteristics were factored into the structural design before work began. Weekly site visits ensured the quality of concrete work, waterproofing, and finishing met the specification agreed with Smitha upfront.

The completed home in Hoskote delivers well-proportioned living across three floors on a square plot. Every room is practically sized and naturally lit, the finishes are consistent throughout, and the waterproofing and services installation were completed to a standard that gives Smitha confidence about long-term performance.
