Plot Location & Locality

Peripheral areas like Sarjapur, Kanakapura Road, Devanahalli, and Anekal have lower labour costs but higher material transport charges. Established localities like JP Nagar, Whitefield, and Indiranagar command a 5–10% premium due to higher contractor rates and stricter site access.

Plot Size & Built-up Area

Common Bangalore sites — 20×30 (600 sqft), 30×40 (1,200 sqft), 40×60 (2,400 sqft), 50×80 (4,000 sqft) — have very different economies of scale. Smaller plots cost more per sqft because fixed costs (scaffolding, shuttering, equipment) are spread over fewer square feet.

Number of Floors

Each additional floor increases structural steel, concrete, and shuttering costs. A G+2 structure in Bangalore costs roughly 8–12% more per sqft than G+0 due to column sizing, staircase, and lift provisions. Foundation type also changes with floor count.
