Project Story

A 20 X 40 site in Bandapura presented a narrower footprint than most residential projects — but Nagendra's brief called for maximising usable space across G+2.5 floors within that constraint. The planning phase focused on efficient room sizes, practical storage within each floor, and a clear vertical circulation path that didn't eat into living areas. At 1,440 sq.ft built-up, the design was optimised to use every available square foot.

On a narrow site, structural sequencing matters more than usual — formwork and casting have less margin for error, and material logistics require careful staging. The Bandapura site was managed with tight daily coordination to ensure the structure progressed cleanly through each floor. Quality checks focused especially on slab thickness, column alignment, and masonry work to avoid compounding errors on a constrained footprint.

The completed home in Bandapura demonstrates what thoughtful planning achieves on a 20-foot width. Rooms are practically proportioned, the staircase integrates without waste, and the G+2.5 structure — including a usable partial upper level — gives the family significantly more space than the plot size might initially suggest.
